JTRE Celebrates Major Milestone in Berlin

Topping-Out Ceremony for Nordhafen Living & Office

Berlin, 21 January 2026 – With the topping-out ceremony for Nordhafen Living & Office, JTRE has reached a significant milestone in the realization of its first project in Germany. Representatives of JTRE and JTRE Germany, together with project partners, architects, construction companies, and media representatives, celebrated the completion of the structural shell of the mixed-use building ensemble in Berlin’s Europacity district.

Nordhafen Living & Office is being developed directly on the waterfront at Nordhafen and comprises a gross floor area of approximately 33,000 square meters. Around 50 percent of the space is allocated to residential use, approximately 35 percent to office space, complemented by retail and gastronomy on the ground floor. The project represents an important building block in the development of Europacity as a vibrant, mixed-use urban neighborhood.

“The topping-out ceremony marks a decisive moment in the project’s progress. The building can now be experienced in terms of its scale and urban impact,” says Lukáš Sásik, Director of JTRE International Operations. “For JTRE, Nordhafen Living & Office is a strategically important project: it represents our market entry into Germany and our ambition to develop sustainable, long-term value real estate in central urban locations.”

Office and Workspaces with Clear Quality Benchmarks

The office component of Nordhafen Living & Office comprises approximately 7,500 square meters of office space, distributed across five above-ground office floors with waterfront views. The spaces are flexibly divisible – from units of around 30 square meters to contiguous office areas of approximately 1,500 square meters per floor. Clear ceiling heights of up to three meters, large-format windows, and operable windows ensure a high-quality working environment and ample daylight.

Features include, among others:

  • Radiant cooling and heating systems for draft-free climate control
  • Individually controllable building services (HVAC) per rental unit
  • Intelligent building management system (BMS)
  • High-performance data infrastructure
  • Double raised floors for maximum flexibility

In addition, users benefit from high-quality end-of-trip facilities, generous bicycle and e-bike parking, changing rooms and showers with towel service, as well as electric vehicle charging stations in the underground garage. A particular highlight is the shared rooftop terrace with bar and event space.

Sustainability, Health, and Digitalization as the Foundation of the Project

Nordhafen Living & Office is consistently designed with sustainability, user comfort, and future viability in mind. The project has already received LEED Platinum pre-certification and is additionally aiming for WELL v2, WELL Health-Safety Rating, WiredScore, and SmartScore certifications. Planned measures include energy-efficient building technology, resource-efficient materials, photovoltaic systems on the rooftops, and intelligent control of building operations.

“Our goal is not only to realize architecturally high-quality buildings, but to create work and living spaces that function in the long term – economically, ecologically, and for the people who use them,” explains Jesper van der Heiden, Project Manager for Nordhafen Living & Office. “With the topping-out ceremony, we are on schedule. The focus now is on high-quality interior fit-out and technical implementation.”

Part of Europacity: Urban, Mixed-Use, and Well Connected

Nordhafen Living & Office is part of Europacity, one of Berlin’s largest inner-city development areas. Its location in close proximity to Berlin Central Station, as well as its connection to waterways, parks, and urban infrastructure, offers short distances and high locational quality. Public open spaces, retail, and gastronomy on the ground floor contribute to the vibrancy of the neighborhood and strengthen the connection between the building and the city.

Overall project completion is scheduled for spring 2027.
